Just perfect for anyone that likes trains, and goats,

Vintage train is converted into a railly quirky holiday home and it can be yours for £600,000 (including the herd of resident mountain goats you'll be sharing the garden with)

Two steel train carriages that have been converted into a four-bedroom home just a three-hour drive from Sydney has hit the market for $1.2million. The quirky residence is located in Currowan on the NSW south coast and sits on a 16.9 hectare block of bushland, complete with a herd of resident mountain goats. The unique home, made-up of four bedrooms, a workshop, a lounge, a kitchen, and three bathrooms has retained some of the train's unique features including strap handles mounted on the ceiling and the original carriage windows.

    I could be.
    Depending on commission rates.

I would expect to pay a maximum of 0% commission.

    Very predictable.
In that case I have retired from any Estate Agencies.
It was a very short lived career.

    @HAYSIE

I have a hunch folks would buy things off you just to get rid of you.

    This is true.
I recall an incident in my early days of selling.
I was on a call in the early evening.
I had just finished the warm up, and asked the fella how he had got hold of out company.
He said that he had asked a few of his mates in work who they had bought their windows from, and if they were happy.
It transpired that between them they had come up with 3 companies that they would recommend.
He therefore booked 3 quotes, and I was the first.
By the time I got to the end, and he was heading to the kitchen to get his chequebook, to pay the deposit.
I just asked him if he was sure he was happy, and what about the other quotes.
He just said, oh no, I am not going through this again.
I am having them with you.

Before starting the sales pitch, you chat about anything other than the product you are going to sell to them.
Its called a warm up because you are supposed to get them to warm to you.
This is difficult on some occasions, but if you succeed it makes the sale much easier.
